Grassy Point Sailing Community Port Charlotte, FL MSBU-MSTU .................. Revised 02/12/2019

        Background: Within the property tax that each "Grassy Point Sailing Community" property owner pays to Charlotte County, there are two tax components, MSBU and MSTU.

MSBU/MSTU are geographic areas within the County, created by ordinance and defined by specific boundaries, through which particular services are provided. Some examples of services that MSBU/MSTU's provide are: road & drainage maintenance, waterway dredging, stormwater utility, fire protection and sanitation services.

        In 1989 a County MSBU was formed (called "Buena Vista Area Waterway Unit") for waterway maintenance and dredging.

Charlotte County MSBU, Buena Vista Area Waterway Unit

        The MSBU "Buena Vista Area Waterway Unit" is made up of four discrete property areas (see above map), namely from left to right
        (1) Buena Vista
        (2) Grassy Point Estates
        (3) Grassy Point Sailing Community
        (4) ELF (Edgewater from Lister to Free)
Accordingly, County dredging performed in the MSBU "Buena Vista Area Waterway Unit" is shared on a non-ad valorem assessment basis by each property in the four areas.

        To interface with the Charlotte County Public Works Division and provide input to the "Buena Vista Area Waterway Unit," a committee composed of local residents was formed. It was initially called, "The Buena Vista/Grassy Point Waterway and Seawall Maintenance Unit Citizens Committee" and in June 2006 was renamed, "The Buena Vista Area Waterway Advisory Committee."
